Loan Modification in Arizona

Well Im still in the process of My loan modification.  What a nighmare.  They make the process almost impossible.   This stuff not only takes forever, but you must keep up on it and continue giving the lender all the information they request.  Right now I’m paying roughly 1000 a month for a smaller townhome and hope to get my payments down around 700.  One thing you need to do if you plan to apply for modification is get a folder and notepad ready exclusively for this loan modification.  You’ll want to note down any conversations you have and all tasks you perform.  There is  a long line so don’t expect fast results.  Just do your best, stay on top of it and keep pressing on.  If you have large faxes to send your lender for this reason, have you bank make the fax.  This will save you a lot of money.  One tool I found useful is this loan calculator.  How much would your payment be if your interest rate came down by a few digits?

While waiting for this process to get underway you may also want to revisit your current insurance in Arizona.  Getting low cost auto insurance is a great way to knock hundreds off your expenses each year.

Today I stay Home

I decided to stay home today, the wife had a test she wanted to complete in order to take an opportunity that came her way.  She’s been volunteering at our child’s school and recently was invited to go for an open position.  Instead of going into the office I decided to stay home, play with my daughter and do a little bit of work from home.

A Cheap Mortgage isnt always the way to go.

About 3 years ago homes were increasing in price like nobodys business.  I was kind of new to the whole home buying scene and I decided to set up an interest only 2 year arm for my first home.  Boy what a mistake that was.  No my family and I have outgrown our home; 3 kids and two bedrooms total.  We now have the money to buy a home that would better fit us but we must sell our house first.  Selling isnt going to happen any time soom since the value of homes have dropped as much as they have.  Now its time to try to make extra payments to knock down the principal balance and ride it out for the time being.  We already tried refinancing with a 30yr fix but no bank will accept it for the amount of loan we need to do the refinance.  The value of the home is significantly less than what we owe on it so we’re kind of stuck.  So we’re left with makin the best of it, counting our blessings and riding it out.

First Apartment with Some Buddies.

Remember the good old days when you and your buddies got your first apartment.  I think my credit is still scarred from that decision.  There’s nothing cheap about moving into your own new place.  There was a couple months within the lease where I had actually had to pay all of the rent because one of my friends lost his job while the other decided to move home.  What a pain in the ass that was.  The last few months were rought.  I must admit though, those days were fun. Did a lot of swimming, a lot of drinking and smoking and a lot of women.  Good times.  I was just reflecting the time I had with my friends whenwe invited some strippers over and they skinny dipped in our spa.  Wow that was nice.  It was so nice that whenever the cops got there we didn’t get busted. I figure they probably liked what they seen.  They did take one our stripper friends to jail though; she had a warrant.  It had to be the hot one.  Bastards.  Anyways me, my buds and the girls ended up taking the party inside.

Remember whether or not you got roommates with you, never share a lease with someone if you cannot afford whole rent payment yourself.  The younger your roommates are, the higher chances they may bail out on you.

Although, financially, this wasn’t a cheap living arrangement, some things are worth the financial pain lol.

Alternative Transportation

Have you ever considered taking the bus instead. Yeah right. Well I have because it happens to save me a lot on gas, general auto maintenance and insurance. I took a break off of driving for 3 months just to see if I could do it. My wife thought I was crazy but I figured if I could save a few bucks a day, it may be worth it. The cool thing about taking the bus is the people that get on with you. You ever feel shitty about your life; take a bus ride. More often than not you’ll find someone that probably has it twice as bad. Taking the bus really has a way of grounding you. You see all walks of life, homeless, single mothers with a crap load of kids, business men and women, students, the list goes on. One other thing this really helps is reducing the risk of getting into an accident. Very nice benefit to bus ridin.

Cheap Eating

One way you or your family is going to really save a lot is by cutting down the number of times you eat out.  Food is getting more and more expensive.  The other day I picked up a few happy meals and it almost broke my wallet.  Sad isn’t it.  Call me cheap but now days I have to stretch that buck knowing I need to be saving in case a lay off is headed my way.  I work in land development as a designer and jobs are very limited.  Now if I do want to eat out with the kids I either go to little ceasers for their cheap pizzas, or I get a supersized 10 piece with the supersized drink.  Take it home, split it up and pour the coke in 3 kiddy glasses. ha ha ha
